Initial Consult/Determining Your Needs: With more than 90,000 homes are for sale in the Metro Atlanta area, so it’s no surprise that the home-buying process can seem overwhelming. When you decide you are ready to purchase a home, consult an agent to determine the type of home and neighborhood that best suit your needs.
Financing/Pre-Approval: Before you shop for a home, you should establish a reasonable mortgage payment budget. Working with our preferred mortgage lenders, we will assist you with an extensive base of mortgage products based on an evaluation of your unique needs. The pre-approval letter is a must-have in order to make an offer because it proves to the seller that you are a qualified and competitive buyer.
Selecting the Perfect Home/Home Shopping: Searching for a home in a sea of available properties can be a daunting task. Let us do the searching for you! We’ll take the time to determine your specific wish list and home search criteria then alert you as homes that meet your criteria come on the market. Using your personalized Client Gateway, you can browse through the homes that fit your criteria and select the homes you’d like to view. Did you know more than 80 percent of all home purchases come from agent interaction? You are more likely to find the specific home of your dreams through an experienced agent than by searching on your own.
Negotiations to Contract: Negotiating an offer requires guidance to create a contract that will be executed by both parties. This includes price negotiations, protective contingencies, financing, a home warranty, closing costs, closing dates, deposits, repairs, move-in dates, appliances/fixtures and deadlines. Chad Carter’s real estate and investment background is invaluable when executing these negotiations. Previously, Chad has closed homes for clients who did not have the highest bid (in multiple offer situations). His negotiation skills will get the sale!
Due Diligence/Inspection: Detailed, experienced home inspectors are paramount. When purchasing a home, you need a proven agent protecting your interests as a buyer. We highly recommend using one of our preferred partners to perform your inspection. While not an inspector, Chad has owned many homes overs the years as an investor and participated in many inspections, and will attend the inspection on your behalf.
Appraisal and Loan Financing through Underwriting: The home has to appraise and your earnest money will remain protected through this phase as well. We will also always have a financing contingency to ensure you secure the loan you were promised by your Broker. Again, your earnest money deposit will always be protected through this period.
Final Walkthrough: A final walk through before the closing will take place to ensure all repairs requested have been made and that the home is being transferred to you in the condition promised.
Closing: We have worked with most closing attorney groups in metro Atlanta and have working relationships with most offices.
Move In and/or Upgrades: We have preferred partners in all areas of construction, including painters, framers, hardwood flooring installers, kitchen designers, and granite and cabinet installers: all at contractor pricing. Our service is not finished even after the closing! We want to be your Real Estate consultant and will be available for years to come for all of your real estate questions or needs (of any size or matter).
