Morningside Atlanta

Despite its central intown location in Atlanta, Morningside still retains that old-fashioned charm and character. Here, community spirit is alive and well as events are organized and locals love to gather.

Also known as Morningside/Lenox Park, Morningside is a part of Intown Atlanta and is located in the East Side district. It’s surrounded by several notable communities, including Virginia-Highland to the south, Druid Hills and Emory Village to the east, Piedmont Heights and Ansley Park to the west, and Woodland Hills to the north. Downtown Atlanta is only approximately four miles away.

One of the first subdivisions in Atlanta, modern-day Morningside also encompasses the subdivisions of University Park, Lenox Park, Johnson Estates, Noble Park, and Hylan Park.

A new type of suburb

Morningside was founded in 1923, when two real estate agents by the names of M.S. Rankin and James R. Smith of the company Smith & Rankin built eight homes in the neighborhood. They began selling these properties in December of that year, heralding each home as “a lot for your money.”

With their Murphy beds, wide paved streets and connection to the streetcar line, Morningside proved to be popular among homebuyers. In 1925, Morningside was annexed into the city of Atlanta. Lenox Park was later developed in 1931 and, together with Morningside, were considered “close in” neighborhoods. The area grew to become 3,500 homes strong, creeping with dogwoods and crepe myrtles.

Morningside’s popularity waned in the 1990s, but bounced back in 2005 as the area resumed its position as a neighborhood welcoming to all. Today, Morningside’s population numbers around 5,000 residents.

What is Morningside known for?

With its picture-perfect streets, it comes as no surprise that Morningside is a popular location for TV and film productions. Others also know the community as having the advantage of being next-door neighbors to Piedmont Park’s wide green expanses and proximity to downtown Atlanta. And for those in the market for historic properties, homes for sale in Morningside are often on top of their must-see list.

The centrality of Morningside gives residents access to a variety of public transit options, the 1-85 highway, community parks, and historical museums. The neighborhood is also walkable, with green spaces and outdoor attractions such as Morningside Nature Preserve and the Atlanta Botanical Garden located within the area.

Morningside real estate’s idyllic charm lies in its mix of homes that were built during the early part of the 20th century. Between the 1900s and the mid-1930s, there was an architectural boom that continued after the World Wars. As a result, homes for sale in Morningside, Atlanta reflect the popular architectural styles of the period: Craftsman, Foursquare, and Tudor, to name a few.

While it’s common for older neighborhoods to experience a style change over the years, Morningside continues to resist this fate. In place of tear-downs, the trend in Morningside is to renovate and upgrade.

Morningside is also home to a selection of multi-family dwellings. Apartment buildings in the neighborhood include Morningside Atlanta by Windsor.

Although it is located close to the activity of busier and glitzier neighborhoods, Morningside’s cozy atmosphere remains.

Getting in and around Morningside

Morningside has the advantage of being served by two MARTA stations: Arts Center and Lindbergh Center. Both of these stations connect the neighborhood to the rest of the city, making it the preferred public transit option for most of Morningside’s residents.

Meanwhile, the Hartsfield-Jackson Atlanta International Airport is about 14 miles south of the neighborhood.

Schools

Morningside is home to the highly acclaimed Morningside Elementary School (MES), which was founded in 1929. A part of the Atlanta Public School system, MES is currently ranked high among the best elementary schools in Georgia. MES was also named a National Blue Ribbon School in 2016.

Another public school, Midtown High School, serves Morningside. Formerly known as Henry W. Grady High School, it also ranks well in public high schools in Atlanta. Midtown High School is also considered among the top 50 high schools in metro Atlanta and Georgia. Since its foundation in the late 1870s, Midtown High School has produced a long list of notable alumni, from professional athletes and actors to politicians and academics.

There are several private schooling options located near Morningside as well, including Heritage Preparatory School, The Glenn School, Midtown International School, and The Ben Franklin Academy.

For higher education, Georgia Institute of Technology is nearby and accessible.

The neighborhood is in close proximity to acres of public green space and ample recreational opportunities.

  1. Morningside Nature Preserve: This is a 30-acre rolling forest where visitors can hike, run, bike, or just relax on a sandy beach along South Peachtree Creek. The entire loop has an approximate length of two miles, with the trail varying from easy to moderately challenging. Dogs are also welcome to enjoy this slice of nature in the city.

  2. Herbert Taylor Park and Daniel Johnson Nature Preserve: Donated by the Taylor and Johnson families, these parks serve as home to thickets old-growth hickory and beech trees that are believed to have been around when Native Americans still lived in the area. Experts estimate that some of these trees date back to 200 years ago. Other trees you can find here include native mulberry, American hazelnut, and cotton– a local dendrophile’s dream. Visitors can hike and walk their leashed dogs.

  3. Piedmont Park: Atlanta’s green lung, Piedmont Park encompasses over 200 acres and features an array of attractions and is conveniently located to Morningside. There is a long list of activities that can be enjoyed at Piedmont Park, including seasonal camps for children, workshops, weekly walks with the local club, gardening classes, bicycling, trivia nights, and history tours guided by knowledgeable historians.

    Piedmont Park also hosts the Green Market, in which local farmers, producers, and artisans gather to sell their wares from March through early December. This is one of the best places to shop for fresh food and goods by the season. The Green Market is open every Saturday, from 9:00 AM ’till 1:00 PM.

Community events

Social events are right at the heart of living in Morningside. The neighborhood association organizes various gatherings throughout the year, including the following:

  1. Concerts in the Park: Held at Sidney Marcus Park, this event is a series of free concerts, complete with food trucks and other extra freebies. Concerts in the Park are held every spring and fall.

  2. New Neighbor Welcome: As part of the efforts to integrate residents who have recently relocated to Morningside, the local association organizes welcoming parties, a great way to meet friendly faces and learn more about the neighborhood.

  3. Morningside Farmers Market: See what the local farmers have to offer in this year-round, eco-friendly market that requires all produce sold to be certified organic. There’s a great mix of vendors, from food options like Popped, selling gourmet popcorn, to Calavera Bakery, specializing in traditional Mexican baked goods.
